3 Roebuck Villas, is a charming apartment on the second floor of this prestigious waterside development at Port Pendennis. The decor is light, modern and comfortable and, with full central heating and double glazing, the flat is warm and welcoming whatever the weather. French windows in the sitting room lead onto a balcony overlooking the enchanting marina and its colourful gardens. With an ever changing variety of boats, there is always something interesting to watch. The sitting room shares this view which extends over the marina to the busy estuary and Falmouth harbour beyond. Immediately below Roebuck Villas there are finger pontoon berths, up to 38ft in length, for hire. This is the ideal base for sailing enthusiasts with somewhere new to explore each day.

There is an excellent private tennis court and the beaches on Falmouth Bay are safe and sandy, only five to ten minutes walk away, and within a few more miles drive there are more beaches and tucked away coves. For walking and nature enthusiasts there are outstanding gardens open to the public nearby, marvellous walks and spectacular scenery on the Roseland Peninsula, and the glorious Helford River with its strange creeks and delightful waterside pubs. Regular passenger ferries go from Falmouth across the bay to the picturesque village of St. Mawes and up to the River Fal to the famous old cathedral town of Truro, an excellent shopping centre.

Falmouth town itself is steeped in history and character, and in contrast to the peaceful haven of Port Pendennis is full of hustle of bustle. The narrow streets and alleys to the waterside reminds you of square riggers, rope, tackle and casks. The town is within easy strolling distance of Port Pendennis and it's intriguing variety of antique, art and craft shops, bistros and harbourside pubs and restaurants are well worth exploring.

Falmouth is home to the prestigious new National Maritime Museum Cornwall, less than two minutes walk from Roebuck Villas.

Accommodation

The apartment is approached from the parking area, through a small area of garden and secure main entrance door. From there, two flights of stairs take you up to the second floor and the entrance to number 3.

Entrance Hall

Kitchen/Dining Area : a large, light, open-plan room with fully fitted kitchen and integrated appliances such as; dishwasher, washer/dryer, fridge, freezer, oven and hob. Additionally, there is a microwave, toaster, radio and a good selection of crockery, glassware, etc. The dining area includes a table and four chairs.

Sitting Room : Comfortably furnished with corner suite and arm chair, coffee tables and flat screen TV with DVD and satellite channels. The room is flooded with light from the large french doors which dominate the room and provide 'Mediteranian style' views over the yachts in the marina.

Balcony : with pot plants, table and two chairs.

Bedroom 1 : Double (6ft) divan bed, attractive wooden bedside cabinets and chest of drawers, fitted wardrobe and colour TV.

Bedroom 2 : Double (6ft) or Twin (3ft) zip&link divan beds, attractive co-ordinated wooden furniture including bedside cabinets, chest of drawers and wardrobe.

Bathroom : attractively tiled and fitted with bath (with electric shower attachment over), hand basin, wc and heated towel rail.

Outside : there is adequate parking for one car.

Garage : suitable for average sized family car or storage.
