Trolver Farm lies secluded, alongside a private lane overlooking the picturesque waters of Restronguet Creek, a ten minute drive from the charming city of Truro. It is ideally placed to make the most of all this area has to offer with breathtaking views over the creek, easy access to water sports and boating, lovely walks, and many of Cornwall's most treasured gardens.

Trolver is a deceptively large former farmhouse with four spacious double bedrooms, three bathrooms (one en suite, one with a shower), two bright sitting rooms, a large dining room which leads off the kitchen, an office with internet connection and printer, a utility room with washing machine, dryer, freezer and second fridge. There is a separate downstairs loo. The kitchen has an Everhot Stove (an electric Aga), a fridge, dishwasher, microwave, pantry/larder and a breakfast seating area for three.

Opening up from the kitchen is a large dining terrace fitted with table and chairs, a BBQ and additional deckchairs. Above is an equally large balcony which is accessible from two of the bedrooms and is equipped with 2 smaller tables and chairs, offering a sheltered spot to take in the breathtaking views and sunsets. There is a further smaller outside eating area at the rear of the house which enjoys the early morning sun.

The house is within five miles of Truro railway station, the local General Hospital and two major supermarkets as well as Truro's charming town centre with its variety of restaurants. There is a local Spar shop and two popular pubs within 2 miles of the house. The King Harry ferry is 2.5 miles away and offers speedy and spectacular access to the Roseland peninsular and St. Mawes. The historic harbourside town of Falmouth is less than a 15 minute drive.

The water-sport centre of Loe Beach which includes sailing, kayaking and children's adventure camps, is a mile away and can even be reached on foot along a beautiful footpath. Mylor Marina is 7 miles and offers an impressive range of boating facilities, including the chartering of a 25ft Seaward Motorcruiser called Inez. Please note that Trolver Farm's owners have opted for a SUNDAY changeover which cuts out the Friday and Saturday traffic jams which so often choke the M4 and/or M5 motorways during the holiday season.

(The farmhouse has wooden floors in all rooms apart from the kitchen which has a tiled, slate floor. The house is heated by oil-fired central heating and open fires).

KITCHEN : with 'Everhot' Electric Range, dishwasher, large fridge, microwave and fantastic larder for food storage. Doors to front BBQ area.

DINING ROOM : Dining table and chairs for 8. Welsh dresser, open fireplace and French doors opening to enclosed rear garden and seating area.

READING ROOM : pretty room enjoying views of the creek and garden, with open fireplace, coffee table, cd/radio system and comfortable seating.

SITTING ROOM : with two large sofas, TV, video, DVD player and Sky Digital box. A perfect place to relax and enjoy an open fire of an evening.

OFFICE : with shelving, desk, chair, phone and broadband modem.

UTILITY ROOM : housing washing machine, tumble dryer, additional fridge, freezer, sink and clothes drying space.

CLOAKROOM : WC.

FIRST FLOOR : There are two twin bedrooms (one with ensuite bathroom with bath, hand shower attachment, basin and WC) and two double bedrooms with King size beds, each with ample clothes storage. Both double bedrooms look out over the Orchard garden and Restronguet Creek. The twin bedrooms are at the rear of the house and enjoy views of the back garden and courtyard.

BALCONY : The Green (Double) Bedroom and the Blue (Twin) Bedroom have doors which lead onto a new balcony, providing you with a relaxing spot from which to lap up the sun and enjoy the wonderful outlook over the garden, countryside and creek. Two small sets of table and chairs are provided.

FAMILY BATHROOM : beautiful, spacious bathroom with freestanding roll top bath and hand shower attachment, basin, shelving and WC.

SHOWER ROOM : with large power shower, basin, towel rail and WC.

GARDEN : Pretty, private, orchard garden at the front with lawn and hedgerows. BBQ area with storage unit for garden furniture and BBQ. To the rear of the house, (outside the dining room and kitchen) is a courtyard area with table and chairs and a further raised lawn.

PARKING : for up to three vehicles on pebbled drive.
