The beautiful woodland-fringed village of Mawnan Smith is in an area of outstanding natural beauty, close to both the sea and the lovely Helford River . The area is renowned for its spectacular scenery, its splendid walks and the number of important sub-tropical gardens open to the public within its close and immediate environs. Helford Passage, a mile away, offers superb boating and sailing opportunities, as well as a ferry service across the river to the Lizard Peninsula. There are two golf courses nearby and boats can be hired from the nearby village of Durgan.

The ancient fishing port of falmouth is just four miles distant with its welath of quaint little restaurants, traditional pubs, sailing marina, shops and impressive sea front, whilst closer to home, there is a serendipity of tiny secluded, sandy coves. The nearby countryside boasts a number of fine eating places, including the award-winning Trengilly Wartha Inn.

This charming ground-floor apartment was built as a self -contained wing onto a large late-nineteenth century natural stone house. It is completely private and has its own entrance. in a mature, well-stocked garden, it is set back from the road in an unspoiled Cornish village and has an easy, level walk to the village shops, the thatched pub and the church.

KITCHEN : large sunny room with plenty of light oak-fitted cupboards and worktops. Matching table and chairs. Stainless steel sink with immersion hot water. Automatic washing machine, tumble dryer, microwave, four-ring gas hob, electric oven and grill, radio and fridge with four star ice box. Ironing board and iron. Radiator.

SITTING ROOM : A comfortably furnished room with 2-seater sofa and reclining chair, Welsh dresser, standard and table lamps, fireplace (with electric fire), television (with FreeView), video player and radio, gate leg table, bureau and radiator.

BEDROOM : with double bed, bedside tables, unit comprising drawers and wardrobe, clock radio, portable heated towel rail and radiator. The room is large enough to accommodate a cot if required.

BATHROOM : with bath and shower over, washbasin, WC, towel rail and radiator.

OUTSIDE : parking for car in driveway. Small garden area for sitting/picnics. Please note that the garden is not fully enclosed so, for their safety, dogs should be kept on leads.
