This delightful property is situated in an area of outstanding beauty and has breath-taking views of Maenporth and Falmouth Bay across to St. Mawes and St Anthony's Lighthouse. Tregullow is an excellent area for walking being adjacent to the Cornwall coastal path. Maenporth beach, which can be reached in 3 to 4 minutes on foot, provides water sports, safe swimming, a beach cafe and the fantastic Cove Bar and Grill.

If you are bringing your dog and he/she is a keen swimmer, then you will not be able to go on Maenporth Beach feom Easter to 1st October as a dog ban applies, so instead turn right onto the coastal path and in twenty minutes you will be on the peaceful, secluded Meudon Beach, where your dog can swim until it's heart's content!

Mawnan Smith village (with post office, general stores and inn) is just 1.5 miles and perfect for day-to-day shopping. For a good range of shops, boutiques and restaurants; Falmouth town is 3.5 miles and Truro is 12 miles. The Helford River renowned for its sailing is close by and there are many good beaches all around. Durgan is approximately 2 miles away on the Helford River and well worth a visit, as are the beautiful gardens at Glendurgan and Trebah nearby. There is an 18 hole golf coourse in Falmouth and a 9 hole golf course at the Budock Vean Hotel (approx. 2 miles), as well as Spa facilities, an indoor swimming pool and restaurant open to non-residents.

SITTING/DINING ROOM : Overlooking the garden and offering breathtaking views of the bay. 2 seater settee, four comfortable arm chairs, electric coal effect fire set in Cornish slate fireplace, built in cupboards and book shelving with books, games and a few DVD's, flat screen digital TV with additional satellite (non-UK) channels, DVD player, mini Hi-Fi and night storage heaters. Again, over-looking the garden and sea, is a small dining table with settle/bench and two chairs. New for 2009, conservatory adjoining the sitting room with floor to ceiling windows and under floor heating affording a very cosy and comfortable spot to relax and take in the stunning view.

BEDROOM 1 : Attractive double bed, bedside chests with reading lamps, built in wardrobes and night storage heater.

BEDROOM 2 : Twin beds, bedside chest with lamp, wardrobe, shelving and night storage heater.

BATHROOM : with bath and power shower over, WC, hand basin and two heated towel rails. Two hand rails to make for easier access into the shower and bath.

DINING/BREAKFAST ROOM : a lovely light room with pine table and 4 matching chairs, pine Welsh dresser, night storage heater, door to garden and archway leading through to

KITCHEN : with ample storage in fitted oak cupboards, electric cooker with 4 ring hob, dishwasher, fridge and microwave, ample supplies of crockery, cutlery, glassware and cooking utensils. Serving hatch to living room.

UTILITY ROOM : with sink and drainer, washing machine, tumble dryer, freezer, plenty of cupboard space, pulley dryer and night storage heater.

OUTSIDE : The property is surrounded by a small gravelled/paved garden with scattered planting. The adjacent field is for public use and leads to the coastpath/beach.
